The Pros and Cons of “All Bills Paid” Apartments

One of the decisions you as an investor will make when you own an apartment building is whether or not to advertise the apartments as “all bills paid”. In an All Bills Paid apartment building, there’s only one bill for each tenant that includes their rent and all utilities. That means that you as the owner are responsible for taking care of the utilities. What are the pros and cons of this scenario?

Pros

Easier to Rent. “All Bills Paid” apartments are easier to rent because tenants like the convenience of not having to worry about utility bills. They’re also easier to rent because the tenants don’t have to come up with a credit check or a deposit for the utility companies.

Simplified Accounting. The owner only pays one check each month to the utilities company for the entire building.

Potential to Increase NOI. If you calculate conservatively on utilities usage, you could potentially increase your NOI (net operating income) with “All Bills Paid”. If you’re charging $150 on top of rent for utilities but utilities actually cost you $100, you have increased your NOI.

Cons

Could be Costly to the Owner. When tenants aren’t monitoring their own utility bills, they’re less judicious about conserving energy. If electricity is free, they won’t worry about leaving the air conditioning on while they’re away for the day. Meanwhile, the building’s electricity usage is climbing, and the owner will end up footing the bill.

Friction Among Tenants. If you have to raise rents because utilities prices have increased, some tenants may complain that they have been conserving energy while other tenants have been wasting it. Usually, the tenants will work this out among themselves, but the property manager will likely hear about it.

Considerations

If you are concerned that an increase in utility charges or excessive usage by the tenants will hurt your bottom line, you could add a clause to the contract that says if the utility bill exceeds a certain amount, the property manager reserves the right to bill back the tenant. This will help tenants to be aware of how much energy they use.

If your building is set up with a single electricity meter, you can put on monitor on the individual units to measure usage. You can outsource this service to a company that will monitor usage every month. This can be helpful in determining which tenants are overusing the utilities.

4 Exit Strategies to Use with Multifamily Properties

A well-conceived exit strategy can mean the difference between a mediocre and a phenomenal success when it comes to your multifamily property. Take a look at the following four exit strategies to see which one will best suit your particular property and needs.

1. Sell and cash out. You can sell your property at a higher price and cash out. Find a buyer, sell the property, and get the equity as cash. This will give you freedom to do what you want with the cash, be it reinvest in some type of real estate or use it in another way.

2. Refinancing. You can go to the bank, refinance the property at its new increased value, and pull the equity out as cash to you. The refinance becomes a new loan, and there is no tax associated with it. Your debt service will go up, so you need enough NOI (Net Operating Income) to pay for it, but this is a way to pull your cash out when you need it. You could use that cash to go buy another apartment and do it all again. This exit strategy gets more units working for you. This process is called “capping out your property”: increasing your NOI, capping it out to raise the value, and pulling your cash out either by sale or refinance.

3. Sell it outright using the 1031 exchange. You can sell your property outright using the 1031 tax deferred exchange by taking the money and rolling it into another property. The benefit of this exchange is that there are no tax implications on that property. As long as you’re putting the cash into another property, there is no immediate tax consequence. You go through a middleman to do that because you, the owner, can’t touch it. You must declare the property you plan to buy within 45 days and then close on it within 6 months. You’ll find that 45 days is not a lot of time to find a property and get it under contract, so you need to have this plan thought through before you sell.

4. Wholesaling. Another exit strategy is wholesaling your property to another buyer. Keep in mind that when wholesaling, the better you communicate the potential of a property and how to make money with a property, the higher assignment fee you can get when selling that property. It will be much stronger saying, “I have a 50 unit apartment building that’s currently at a 9 cap that could easily be at 11.2 cap if you did these things” as opposed to “I have a 50 unit property, do you want to buy it?” The more educated, empowered, and knowledgeable you sound the more value you bring to the deal whether you’re going to hold it or flip it.

Again, your exit strategy will depend on many things, including where you are in your career and whether you’re trying to expand your business or use cash for other reasons. But however you exit, make sure you’re putting your assets to their best use.

Is It Science Or Science Fiction?

A Dutch science teacher accidentally discovered what may be a new, astrological phenomenon. While Hanny van Artel was helping the Web site Galaxy Zoo identify galaxies, she spotted a greenish, gaseous object with a hole in it. Because it doesn’t have stars and thus can’t be a galaxy, astronomers think it is light from a no-longer-visible quasar; and the light, as it continues to travel through space, is echoing off a body of gas. For us who are science-challenged this is called a “cosmic space ghost”.

For those who are pedicure-challenged there is a new salon treatment - fish pedicures. Over 6,000 customers have had the $45 treatment since the Yvonne Salon in Alexandria, Virginia started offering it. The silvery, one-inch fish, known as Garra rufa, originated in Turkish hot springs, where human flesh was the only available food. Garra rufa don’t have teeth. They basically suck off dry skin. In China and Japan these fish are known as “doctor fish” because they are used to treat psoriasis and other skin ailments. Yvonne went to China for a full-body treatment; and after 40 minutes lying in a pool of Garra rufa, she said her skin looked beautiful. Forty thousand dollars and 10,000 fish later Yvonne’s salon is “offishally” the first in the U.S. to have these pedicures.

In the Netherlands a new painting by van Gogh was discovered - in the Kroller-Muller Museum. Because van Gogh is known to have painted over about one-third of his paintings, an international team of scientists used new x-ray technology to examine his 1887 work, “Patch of Grass”. The x-ray beam determined the chemical makeup of the layers of paint; and because different pigments are composed of different elements, they were able to reconstruct the painting underneath. What they reconstructed was a portrait of a peasant woman - as well as van Gogh’s underlying opinion of this painting.

What NASA’s Phoenix lander found on Mars was a white matter that looked like ice. Because the clumpy material repeatedly got stuck in the bottom of the robotic arm’s scoop, the scientists had to resort to testing nearby dry soil - which tested positive for frozen water. When the water is tested, scientists will know more about the history of Mars and whether it’s inhabitable. As for the Phoenix lander, its mission on Mars was extended to the end of September 2008 - in spite of its soiled reputation.

A Practice Net For You

One of the most valuable golf practice tools is the practice net. Having an excellent golf game cannot be achieved simply by playing full rounds regularly, although this does of course help. But putting in extra practice time can greatly benefit your form as well as your accuracy and precision.

Birds can be attracted to your home and surroundings simply by offering food, water and shelter, the three most important ingredients for all living creatures. I want to share with you how I have crated a paradise in my own backyard that is loaded with birds year round.

First-You must discover what species of birds live in your area. You also must know that some of these species you discover will come and go depending on what time of year it is and whether they are migrant birds or birds that live near you year round. There are several ways to go about this discovery but one of the easiest ways to get this information is from your local Audubon Society. They will most likely have a bird list specific to your area and loads of information on those specific birds.

Second-You must find out which species of birds live in your specific habitat. Do live in a wooded area? Is it a mixed forest with conifers and deciduous trees or maybe more of a savanna with grasses and Oak trees? Do you live on a farm in the country or in a big city neighborhood? Different species of birds are adapted to different environments and this will be a defining factor in your decisions on which birds you want to attract to your yard and what kind of feeders and birdhouses you will put up. A good field guide to birds will be invaluable in this respect.

Third-So you know which birds live in your area and may be attracted to your yard in your specific habitat, now what? You need to put up some bird feeders! Birds can live very easily without you putting up bird feeders but you want to see them don’t you? If you want to see them, you have to get them closer to your house. This requires that you put up some bird feeders, but which ones? There are so many different kinds.
The best thing to do is put up a variety of feeders if they are appropriate for your habitat. Here are a few suggestions. A starling-resistant suet feeder, a house or tube feeder for sunflower seed, a bluebird feeder, a wire mesh cage feeder for peanuts, a nectar feeder, a tube feeder for thistle, a stationary or tray fruit feeder and a house or platform feeder for millet.

Fourth-Whatever types of feeders you install, make sure they are safe from predators. Cats are the number one killer of songbirds. Make sure your bird feeders are safe from cats or better yet, keep your cats indoors. If you have squirrels around, make sure you mount your bird feeders so the squirrels can’t get to them or purchase squirrel proof bird feeders.

Fifth-Water is essential for birds. Not only do most birds need water to survive, they love to bath in it! Even without putting up bird feeders, you can attract many birds by installing a bird bath or fountain in your yard. If you have the choice, install a fountain or a waterfall as moving water will not only attract more birds but you will also attract other wildlife as well.

Sixth-Shelter for your birds. If you want to enjoy bird watching to the fullest degree, you must put up birdhouses. The thrill of watching birds go through their mating rituals and raising their young is unforgettable. There are birdhouses for all different species of cavity nesting birds. It is important to note however that not all birds use birdhouses. It is also important to choose only birdhouses that are safe and built specifically for the species of bird you want to raise.

Seventh-Landscape for the birds. If you have the ability to landscape around your house, use native plants that attract wild birds. You can get a list of plants for your area from a local nursery or arbor society.

Don’t Ignore Flax Seed Benefits

While flax seed is not exactly a savory item to be adding to your menu, there are a few simple ways to include it. I actually find it rather bland and tasteless, which would explain why many people simply sprinkle it on foods they already eat. Sprinkling it on your cereal, sandwiches, muffins, or salads is one rather subtle way of introducing it. Cooking with it in other more savory dishes or baking it into your favorite baked goods is a simple way to give everyone in the family a little more healthy food.

Brokers can be valuable members of your team when you invest in real estate. When using a real estate broker to look for commercial properties, there are a few points you should keep in mind.

1. Know which broker you’re dealing with. You can sign up on a broker’s website and get emails full of potentially good deals. You might know more about the property than the broker does at this point, so make sure you have an agreement with the seller about what place a broker has (if any) in your deal.

4. When asking for a broker’s help in finding properties, be specific about what you’re looking for. The best brokers are very busy and don’t have time to waste hunting down properties for people who probably won’t be serious about them. If you say to a broker, “I’m looking for a Class C property, 50 units, a value play, less than $25,000 per door,” then the broker knows you are someone who knows what you’re looking for. You sound stronger, and you hold more sway.

5. The broker fee on commercial properties is generally the same as the fee for residential properties. Figure on paying around 6% to sell your apartment buildings and other commercial properties.

As you search for multifamily real estate properties, be aware that brokers can help you find good deals. But don’t rely solely on their advice and resources. Use all of your options to help you build your wealth and acquire properties.

The following three golf specific exercises can be used with an exercise ball and will help you strengthen your glutes when added to your golf fitness workout:

THE BACK STEP LUNGE - Start with you standing with your feet together. Keep your chest out and your abs tight and do not slouch forward. Place your hands on your hips or by your sides if you are not using extra weight. Step backward with your left leg. Bend both your knees until your left knee is nearly touching the floor. Your right shin should remain in a straight line with your ankle perpendicular to the floor. Pull yourself forward using the right leg until you’re in the standing position again, squeeze your glutes. Then swap legs and perform the exercise again stepping back with your right leg. Remember to stay tight and watch your balance.

HEEL LIFT WITH AN EXERCISE BALL - With the ball under your pelvis assume a push up position and your feet spread wider than your hips. As you tighten your core, raise your legs up and together so the heels touch. Don’t raise your legs any higher than the point where your back starts to arch. Hold for two breaths, and return to the start. Do 10 to 15 reps.

BRIDGE WITH AN EXERCISE BALL - Lie down with your back on the floor. Place your feet on an exercise ball with your legs in line with you heels on the exercise ball,then place your arms across your chest. Keep your legs extended, and thrust up with your hips. Your glutes as well as your hamstrings should be active. Hold this position for five seconds and return your hips to the floor. Depending on your fitness level, do 10 to 15 reps for a set. In addition, place your hands over your head as opposed to across your chest for a variation of the exercise.

As a VAR, I have strong concerns about mandatory vendor “marketing guidelines” we must use in our communications with prospects - and how much they can undercut our effectiveness. It is counterproductive to have anything restrict the relationship - and the sales - to our prospects. I’d like to offer a great illustration referencing the “power of a strong, well written headline” experience my company had.

While I will focus on email and its headline (the first sentence once the email has been opened), this advice applies to any marketing piece, whether a sales letter, landing page, direct mail, etc. A headline is incredibly important. We are trained to read headlines and, standing in the grocery line reviewing magazines, where do your eyes lands first? Of course, on the headlines.

Therefore, as marketers we need to work *with* human nature, not against it. Another thing to remember is that if someone reads your email or marketing piece, they only have a few seconds to decide whether to continue reading the email and take action on your offer. Those few seconds usually involve reading your headline. You have to grab them at that point or you lose them.

When you write a headline make sure it contains the following:

– Describe the pain the prospect/client may be experiencing
– Refer to the solution
– Describe the offer or call-to-action

I know it sound like a lot to include in a headline but it can be done. Let me give you a quick illustration.

Late last year we conducted a lead generation campaign that consisted of telemarketing, direct mail, and email. Our goal was to generate most of these leads from telemarketing but also to up the ante on email and direct mail (especially with email).

We created an email with a subject line that we felt would be great. We followed the rules outlined above and were hopeful it would work very well. (By the way, I won’t get into subject lines but they have a couple rules of their own but, for now, they are very similar to headlines.)

The results of our first email blast? We received 60 responses from prospects. We were thrilled because these were 60 people who took the time to fill out an 8-question application for a face-to-face meeting with us, a reseller.

Based on the number of emails we sent out, this was a good return. We attributed it to the power of our strong, well-written headline.

Now, let’s consider a poorly written headline. Once the vendor saw that email, they decided it didn’t fit in with their marketing guidelines and made us change it. So, we changed it and sent out an email campaign the following week. Can you guess our response rate? We got 4 responses.

You might not be achieving all your goals immediately, but you are more likely to eventually get there if you do it slowly, bit by bit. Eventually you will have completely replaced your bad foods with the healthy foods, but without going through any stress or temptation!

2. Replace bad habits with the better ones: If you think about it, you’ll realize that you became fat because of bad habits. Sometimes you can completely break an old habit if you try, but it is hard. In other cases, replacing a unhealthy habit with a more healthy one is more practical.

For example, you might have a habit of snacking in the afternoon. Instead of trying to break your afternoon snacking habit, you could change what you snack on. If you eat chocolate chip cookies every afternoon as snacks, you could replace them with low-fat yogurt and fresh fruit. That’s much less stressful than giving up the habit of snacking in the afternoon altogether.

3. Get rid of temptations: If you’re like me, you find it almost impossible to resist your favorite snack foods when they’re in the house. It’s much easier to resist my ice cream cravings when satisfying them requires a trip to the supermarket.

All temptations are much easier to resist when they’re hard to satisfy. So make it easy on yourself and don’t buy the foods you love to snack on or the fattening dinners that you can’t resist. If you keep only healthy stuff in the house, you are much more likely to eat healthy, which means you are much more likely to meet your fat loss goals.

The Stogie Diaspora: How Revolution And Embargo Created Today’s Cigar Industry

Among cigar smokers, it is always just “the embargo.” After all, though governments declare trade and other kinds of embargoes for various reasons all the time, no other such order has so affected the lives of those who smoke cigars as has the United States’ trade embargo against Cuba, created by executive order by John F. Kennedy in 1962 and in force ever since.

At the time, Cuba was the world’s undisputed cigar capital, thanks both to the uniquely fine tobacco of its Vuelta Abajo district and its history as the first place where many Western explorers and colonists encountered the ancient ritual of rolled tobacco-leaf smoking. As a matter of fact, though, that “cigar capital” status is increasingly being challenged by offerings from Honduras, Nicaragua, and the Dominican Republic - a fact that itself relates to our initial subject, The Embargo.

The trade embargo, banning imports to and exports from Cuba, is doubly ironic. After all, the two countries had enjoyed close trade relations for years; indeed, Cuba’s political and economic ties to the United States were seen as one reason for the latter’s willingness to go to war, in 1898, to secure the smaller island nation’s freedom from colonial Spain - a “freedom” that, as many observers then and now have pointed out, was sharply limited by Cuba’s utter dependence on the US.

With the larger country accounting for a whopping percentage of the island’s exports (eighty-two percent as of 1877) and making periodic attempts at seizing Cuba for itself throughout the nineteenth century (the most famous being the 1854 Ostend Manifesto), it’s widely thought that Cuba, by accepting the assistance of its neighbor to the north in its struggle for independence, merely exchanged one kind of colonialism for another, slightly less obvious version. (Indeed, the guns had barely stopped firing when a US-owned company began offering Americans Cuban land; and US troops only left the country when its leaders agreed to accept the Platt Amendment, which stipulated the US’s right to intervene in the Cuban economy and political process as desired.) Whether you think that Cuban-US relations prior to 1959 were domineering, neo-colonialist, or just rather cozy, the Cuban revolution of 1959 put an end to that longstanding friendship.

The other major irony is that, according to aide Pierre Salinger, President Kennedy made a point of purchasing 1200 H. Upmann cigars the night before the embargo began. (Salinger himself was dispatched to make the purchase.) The trade embargo, in other words, was signed into law by a man who was himself no stranger to the taste of a fine Cuban cigar.

But that’s not the end of the story - and here it becomes doubly ironic again. As the embargo outlasted generations of activist efforts to change it (it even became federal law thanks to the 1992 Cuban Democracy Act and the 1996 Helms-Burton Act), even surviving the frequently-expressed criticism that it merely strengthens Castro while preventing needed aid from reaching ordinary poor Cubans (even staunch conservative George Schultz, who was Ronald Reagan’s secretary of state, has called the embargo “insane”), the Cuban cigar industry has been challenged, and some might even say eclipsed, by cigar makers in neighboring countries.

In what we might call the Stogie Diaspora, some of Cuba’s best-regarded, longest-established cigar-making families fled the country during any of the several waves of emigration that have punctuated Castro’s reign. Nicaragua, the Dominican Republic, and Honduras have absorbed an especially high number of these once-Cuban powerhouses. These immigrants have flourished in their new homes, to the point where cigars from these countries routinely top international rankings.

Though a Cuban cigar remains a peak memory for many dedicated cigar smokers, the expertise of these Castro-evading expatriates has allowed these countries’ cigar industries to attract some of the prestige that once attached only to their island neighbor. For example, Nicaragua’s importance as a source of cigars is so established that its cigar industry has managed to survive not only the Sandinista-era decision to turn the country’s tobacco crop to cigarette tobacco (which was thankfully reversed in the early 1990s), but, more importantly, the utterly disastrous Hurricane Mitch, which left thirty percent of the country’s infrastructure standing.

Adding insult, perhaps, to injury, many of these same countries have benefited from the assistance of Castro’s Cuba over the years. In Honduras, for example, the two countries’ history of cooperation allowed the Hondurans to learn tobacco cultivation from the experts (some of whom then decided to remain in country permanently!).

But for all these setbacks, the country boasts a near-seventy-five percent rate of adult literacy (nearly ten points higher than nearby Guatemala).

In terms of its cigar industry, Honduras was most strongly affected, perhaps, by the 1959 Cuban revolution, which drove many of that country’s best-established cigar makers to find new countries of residence. Among the countries to which many of them relocated was Honduras. Here, for example, we look at two cigar-producing countries - one of them not well-known for its wares, the other perhaps the world’s leading cigar powerhouse, not excluding Cuba. But both countries deserve the attention of cigar aficionados.

Bahamas

This former British protectorate, a world-class tourist destination with an impressively high literacy rate of ninety-five percent, has a world-class cigar to match. Though the island’s own smoking population is low (eleven percent), smokers looking to sample Bahaman cigar craftsmanship should start with Graycliff cigars.

Associated with the famous Graycliff resort hotel, this unique company makes a small line of well-crafted handrolled luxury cigars. This odd combination - resort hotel and cigar company? - resulted from the purchase of the sprawling Graycliff property by the Garzaroli family in 1973. As a resort, Graycliff was a more than sensible investment for the Garzarolis’ - with its eighteenth-century colonial house, its restaurant with an internationally-famous 250,000-bottle wine cellar. In 1997, the Garzaroli family decided their profitable resort needed its own line of luxury premium cigars, and they contracted with Avelino Lara, a Cuban cigar legend who once rolled cigars for Fidel Castro himself, to assist in the creation of a line of six cigars that, say aficionados, vary in taste but not in excellence.

Dominican Republic

Twenty percent of the population of this Latin American nation uses tobacco. In 1959, as Fidel Castro and Che Guevara, with their revolutionary guerilla army, overthrew the Juan Battista dictatorship that had dominated Cuban politics for decades, many of the island’s most prominent cigar-producing families, fearing that Castro’s state-socialist regime would expropriate their homes, companies and fortunes, departed in search of new and politically safer places to live.

Between the departure of many of Cuba’s best cigar makers, several of whom chose the Dominican Republic as their new home, and the soon-in-coming United States embargo on trade with Cuba, which put an end to that country’s US sales, the cigars of the Dominican Republic had a chance to attract notice. The embargo outlasted generations of activist efforts to change it, even becoming federal law due to the 1992 Cuban Democracy Act and the 1996 Helms-Burton Act, all of which allowed the Cuban cigar industry to be challenged, some might even say eclipsed, by cigar makers in neighboring countries.

Some of the Dominican cigar makers thus enabled to win dedicated United States fans included here include La Aurora (the oldest continuously-operating factory in the Dominican Republic), Arturo Fuente, Davidoff, La Flor Dominicana, and La Gloria Cubana. Three strains of tobacco are used by most of these Dominican cigar makers - the native Olor Domicano, a mild salty leaf seen most recently as the wrapper for Davidoff’s Dominican puro; Piloto Cubano, a strong strain derived from Cuban seeds stolen by Carlos Torano on his way out of that country in 1959, and used now often as filler; and light, slightly acidic San Vicente, used for both binder and filler.

The best cigars in the world, if you’re just looking at rankings, tend to come from only a few countries, most of them Latin American: Nicaragua, the Dominican Republic, Honduras, and those banned-in-America Cuban cigars that everyone talks about. Mexico
When you think about it, it’s a little strange that Mexico isn’t already known as a major cigar-producing nation. Thirty-four percent of adults in the country smoke tobacco in some form, and Mexican farmers have been growing tobacco for centuries for use in the country’s own and in other countries’ cigars. That high-quality Mexican tobacco is even used in Macanudos, the most popular premium cigar in the United States.

But some cigar aficionados have long considered Mexican-made cigars themselves suspect, despite the long-honed expertise of Mexican tobacco farmers. And the reason, alas, was, like so many things, political.
For decades, the Mexican government enforced a law that all of the country’s cigars must be puros: that is, cigars made one hundred percent from Mexican tobacco.

Only Mexican leaves could be used for the fillers (the part that gets smoked), the binders (which hold the filler) and the wrappers, AKA the outer leaf in which the fillers and binders are rolled. Most other cigar makers blend tobacco from several areas to create a richer, more complex taste. This meant that the only area in which Mexican cigars could compete was in the area of price. Te-Amo, the country’s major brand, was a popular, affordable cigar in the United States and other places for decades. But when the US cigar industry rebounded, during the 1990s, from decades of stagnation, it was expensive cigars that everybody wanted - and many disregarded the Te-Amo’s quality. So a cigar that was already somewhat handicapped by its taste was now handicapped as well by, ironically, its low price.

But that’s all changed now. The trade restrictions requiring all Mexican cigars to be puros were lifted during the mid-1990s, just in time for Mexican cigar companies to begin appealing to that discriminating, newly robust US cigar market. The Turrent family, owner of the Te-Amo company, offered the premium Te Amo Aniversario, using Nicaraguan, Dominican and Mexican filler together for a more complex taste. Now Mexican cigars can show off their incredibly high-quality tobacco to advantage, blending it with the best tobaccos of other countries to create a cigar that rivals any.

Brazil
The Brazilian cigar industry has found itself, in the past, in the same bind as that in Mexico - the country’s tobacco is used all over the world, in some highly popular cigars, but the same smokers who puff on Brazilian tobacco all the time won’t try Brazilian-made stogies. Here, unlike in Mexico, there’s no legal obstruction - just a case of quality going underrated and underadvertised, fans say. Dona Flor is one of Brazil’s best-known cigars, named after the classic bawdy Brazilian novel by Jorge Amado. Dona Flor and Her Two Husbands, with its tale of a woman in love with both her respectable second husband and her randy first husband’s ghost, explores the way we so often have to trade stability for excitement - although fans of this cigar suggest that its taste is both exciting and reliable. The cigar’s creator, Felix Menendez, is yet another result of the Cuban cigar diaspora - his father, Alonso Menendez, made Montecristos in Cuba for decades, but left the country after its 1959 revolution.
